Our parking garage program reallocates the total insured value of the garage structure away from the main building. A separate policy is then created that covers the parking structure, which maximizes savings on your primary property premium. Available coverages include property, flood, wind and hail, equipment breakdown, increased cost of construction, and optional pollution coverage. This program often is beneficial for municipal parking garages, hospitals, condo associations, apartment complexes, office towers, theaters, universities, hotels, and auto dealerships.

Property captives are an alternative to low deductible insured placements.  Captives are Insurance Companies set up to insure the risks of a Parent Company or a company typically within the same economic family.  They are most effective when insuring Actuarially Predictable losses and less so at more severe exposures that generate random hazard losses (Windstorm / Flood).  

When considering the use of captive, there are additional issues that are critical, including:

The Risk Retention Act of 1986 allows a group of clients with similar exposures and characteristics (i.e. real estate) to secure high-limit liability coverage at a lower cost and more comprehensive terms. This is a very effective strategy for the management of risk.
